Operating model
The project can be carried out by constructing roads, electricity, water supply and sewage networks, and then leasing or selling the plots to consumers. A hotel and other buildings for tourism purposes can also be built in the area.
An alternative option would be to build the plots and then either sell or rent the facilities to consumers, or indeed to offer restaurant services and accommodation to visitors.
Potential
The Vesikkopalo-Lainiojoki shore plan site is located in the municipality of Kittilä in Western Lapland. The area features 155 plots which together offer a total permitted floor area of 29,600 m2. The plots can be used for holiday homes, buildings intended as permanent residences, as well as buildings designed for tourism purposes, such as hotels, restaurants and other business premises. In addition, the area plan features a camping site and a zone for public buildings. The surface area of the site is approximately 205 hectares. Roads, water supply and sewage networks have been built on parts of the site and Kittilä Airport is located 40 km away, while Rovaniemi Airport is 170 km away. The site is situated 15 km from the Yllästunturi ski resort and 50 km from the Levi Centre, both of which are connected to the area by a network of roads, ski tracks and snowmobile routes. The Lainio Snow Village and Ylläs-Pallas National Park are also located close by - just 2 km and 4 km away respectively.
Need for capital
The total selling price for the area is €6,000,000. The price of completing the project will depend on the volume and standard of construction.
The area will be either sold or leased on terms and conditions to be agreed separately.

A shore plan exists for the area and the project can be started immediately.
