Potential of the area and operating model

The Meri-Teijo site is located in Salo in Southwest Finland, approximately 135 km from Helsinki and 80 km from Turku. The Meri-Teijo tourist centre offers accommodation and restaurant services as well as recreational activities – such as alpine skiing, golf, hiking, camping, cycling, horse-riding, boating, paddling and fishing – all year round. The vicinity of marine nature provides excellent opportunities for an active holiday. In addition, Meri-Teijo features idyllic historic industrial villages. The nearby Teijo hiking area is being turned into Teijo National Park.

Currently the Meri-Teijo area offers over 3,800 beds, of which some 400 are commercially available. The total number of customers is approximately 100,000–150,000, evenly distributed throughout the year. The website for the Meri-Teijo area is located at http://www.meri-teijo.fi.

The plans needed to build the site can be drawn in accordance with the buyer’s or leaseholder’s business idea. The cultural and historical traditions and style of the area must be taken into consideration in planning. The area can be reserved for holiday homes or for holiday homes and some permanent residences, too. The permitted building space will be determined during the planning process. Estimated floor area is 10,000–20,000 m². The planning phase will take 1–3 years, and construction can be started as soon as the plans are confirmed.Meri Teijo 1

Need for capital

If the floor area of the final project is approximately 10,000 m², the total costs will be approximately €25 million (approximately €2,000 per m² + the value of the plot). Estimated construction time is 3–10 years. The land owner will sell or lease the land under terms and conditions that are to be agreed separately.

Plans

A master plan for the area was created in 2006. In addition, general-plan-level review of the entire area and the above-mentioned area planning are required. If necessary, the area plan can be created in parts.
